The property above provides a number of structures (Block’s A, B, C, D, E,
F, Mini-Units & Service Structures) and these buildings are located over the
extent of the Erf. Improvements can be described as follows:
Thirty-seven (37) factory workshops & offices are occupied by various
tenants. These structures vary from small to larger factory units. The area
includes workshops, offices, male & female ablutions for units that do not
have toilet facilities, landlord storage units, covered & open parking bays,
common areas, access roads, bin area and an Eskom power transformer
enclosure. Internal maintenance of the property is good.
All access and maneuvering areas are newly tarred roads. Buildings are
constantly improved and painting is on-going. The entire site is secured by
precast and brick boundary fencing. Electrical fences are installed on two
sides. A very high, secured wall, protects the western boundary. Security
patrols are done at night from 7pm till 7am. The main gate is locked between
the same hours. Tenants have free access to the property and can choose
to work 24 hours per day, if they wish. A general “tuck-shop” is on the
property to serve the needs of tenants, customers and walk-in clients.
Factory unit sizes are shown on the schedule below and exclude carports
and shade port areas as well as yard space.
A specially reduced monthly fee has been negotiated with SWS armed
security company, for those tenants that choose to have an alarm system.
The improvements are in a good condition, requiring minor maintenance
and ongoing repairs.
